  1. Understand Security. Security can be equipment, policies, or personnel that are in place to prevent undesired activities. Security is also the sense one has when on or about a property. Each can influence the other but the difference should always be considered when making “security” decisions.
  2. Know what is happening on and around your property. Visit each rental property at different times of the day and days of the week. Ask yourself if you would want to live on the property or have a family member living there. This is an important question your prospective tenants will ask themselves before signing a lease. This is also something that is continually being considered (consciously or unconsciously) by current tenants and your current tenants will share their opinion, good or bad, with others that are considering becoming tenants.
  3. Trust your instincts. If you have a good rental program that provides clean, safe and secure housing you probably know it and have worked hard to make it be that way. If you feel uneasy about one or more things around your property your feelings are likely well founded. Try to define what your concern is and what you can do to change it.
  4. Know and work with your local law enforcement agency. Most police agencies believe a good partnership with landlords is one of the most important things they can do to provide a safer community. If you want to see what your police agency has to offer give them a call during normal business hours, tell them who you are, what you’re interested in accomplishing and then ask if there is one specific person or unit within their agency that would be best to talk to for help.
